Purchase:
This is a list of the documents required, please print it then move on to the
application here. If you do not wish to complete the application online you can print a hard-copy application here.
Once through with the application please gather the documents on this list and
email, fax or mail them to my attention at the office.
Income:
- For Salaried Employees:
- 2 most recent W2 for all borrowers.
- 1 month of current pay stubs showing year-to-date for all borrowers.
1 month is usually 2 pay stubs.
- Contact information for the HR department for all jobs held through the
last 2 years.
- If applicable, a letter stating future bonus income from your employer.
- For Self-Employed Individuals:
- 2 most recent Personal 1040 Tax Returns.
- Choose one:
- CPA Letter stating self-employment for the last 2 years.
- Current business license for the last 2 years.
- If applicable, K-1 for any partnerships or trusts or Subchapter S corporations.
- If applicable, 1120 Corporate or 1065 Partnership Tax Returns – complete
copies of the past 2 years with your signature.
- If applicable, Year-To-Date Profit & Loss Statement with your signature
and date.
- For Retired Individuals:
- An award letter for social security and pension (if applicable) income
stating the dollar amount and how long the income will last.
- Rental Income (If Applicable)
- A copy of the rental agreements for any rental units owned.
Liquid Assets:
- A complete copy of all substantial liquid or semi-liquid
asset statements covering the most recent two-month period. For example:
Checking, savings, investment, retirement, mutual funds and IRA accounts.
All pages please and no screen shots.
Property Information:
- If applicable: Contact info for all landlords for the past 2 years.
- Vesting of how you would like to hold title.
Misc.:
- Complete and signed Credit Authorization Form.
- Complete and signed IRS Form 4506-T found here.
- Provide a clear, legible copy of your valid picture ID, for example: A Driver's
License, or Passport. This is now required by the Patriot Act.
- Credit Report fee made payable to Real Estate Financial Services in the
amount of $19.50

I/We hereby authorize Real Estate Financial Services
to verify my past and present employment earnings, bank accounts, stock holdings,
and any other information they may require that are needed to process my mortgage
loan application. I further authorize Real Estate Financial Services and/or
its designee to order a consumer credit report and verify other credit information,
including past and present mortgage and landlord references.
You are hereby authorized to release
said information as requested.
A photographic copy of the authorization (being
a photographic copy of the signature(s) of the undersigned) should be deemed
to be equivalent of the original and should be considered a duplicate original.
